Application Requirement
- Complete application click here
- Two (2) forms of identification (one primary and one secondary):
- Primary Identification: Driver License, State ID, Passport
- Secondary Identification: School ID, Work ID, Social Security Card, Birth Certificate
- Complete housing verification click here
- Proof of income:
- Source of income: 30 days of most recent check stubs, alimony, child support and completion of employment verification click here for form. If self-employed, they must complete a form 4506t click here for form.
- Send a copy of the 2 forms of identification, housing vertification and employment verfication forms to appfee@artpropertymgmt.com or fax them to 773-846-2383.
- If you have any school aged children, we ask to see their latest report card, progress report, transcript or a letter of good academic standing from their current school.
- Application will NOT be processed until ALL documents are submitted and payment is received.
- NON-REFUNDABLE application fee of $50 per adult 18 years and older can be paid here by clicking on "Add To Cart".
- If you are approved a $350 non-refundable deposit is required to hold the unit.

What information are we looking for in the background check?
- The following felony charges as recent as 5-7 years:
- Theft
- Battery
- Firearm
- Control Substance
- Prostitution
- Molestation
What information are we looking for in the eviction check?
- Eviction filed within the last 5-7 years.
What information are we looking for in the credit check?
- Credit score, which will determine the prospective tenant’s security and eviction deposit.
- Judgments
- Outstanding utility bills.
What information are we looking for in the employment verification?
- Employment verification determines if tenant can financially afford to rent the unit.
- Prospective tenant's monthly net income must equal at least two times the monthly rent after taxes.
What information are we looking for in the housing verification?
- Housing verification gives the landlord or landlord’s agent information regarding tenant rent payments and living conditions.
What information are we looking for in the children verification?
- Providing child’s current report cards and/or transcript is proof that children over the age of 5 years old are currently in good academic standing at their current school.
